Change of use: Redevelopment of commercial
building to 2 residential units

We were first approached to convert the vacant space above a betting shop into a residential unit. We made the most of the opportunity, utilising the existing layout that positioned the lounge, kitchen and dining area at the front of the building which acted as a buffer between the busy main road and the bedrooms at the rear.
During the project, the betting shop was vacated, and the client appointed us to change the use of the shop into a second residential dwelling. For this property, the bedrooms had to be located at the front, due to lack of light at the rear.
To compensate for the close proximity of these bedrooms to the main road, the front facade wall was beefed-up with additional mineral wool insulation to exceed the recommended acoustic requirements.
We also carried out external landscaping, and installed a cycle storage facility. A new entrance to both apartments was created at the front for ease of access to both units.
